A Japanese signature certificate in a property sale or inheritance

Japanese nationals living abroad who sell property in Japan or participate in an inheritance use a signature certificate (署名証明) issued by a Japanese consulate in place of a registered seal. Because the certificate and accompanying sworn documents are in Japanese, an English-speaking buyer, attorney, or bank on the other side of the transaction requires a certified English translation of each document. Send scans of the certificate and any attached statements, and we will translate each document in full, including consular attestations and stamps, accompanied by our signed certificate of accuracy.

Common questions

Is this the notarized translator’s affidavit required by IRCC?

No. The affidavit required by IRCC is a statement that the translator swears before a notary regarding their language proficiency and the accuracy of their translation. That statement is arranged together with the translation, and notarized orders take 1 to 2 weeks. This page covers translating an existing affidavit or sworn statement. Does translating an affidavit require a new notarization?

In most cases, no. The translation is attached to the executed original with our signed certificate of accuracy. Whether the receiving party requires additional formalities, such as notarization of the translation itself, is at their discretion. Please verify their requirements in advance. If notarization in Japan is required, contact us to discuss arrangements.
